How should I invest next?

Going to try to keep this quick and concise.

I'm self employed now for 2 years. I show a loss on my tax return because I offset my expenses which grants me a few thousand back during tax season. I have one rental producing 2k per month profit after expenses starting just this june. I want to purchase another investment property say 150k condo or 250k multi with rehab at 100k and flip at 400-450k. The issue I'm running into is that the banks don't want to grant me a loan since my debt to income ratio is off due to how I do my taxes. I have more than enough liquid capital to do the purchase in cash but I really don't want to do that.

Any ideas on specific loans for this type of situation, or other routes i could take. Its crazy to me that i can have 500k in my IRA and not get approved for a 150k loan.
