WHICH FORM TO USE WHEN MAKING OFFERS
Hey guys, I'm a newbie investor here in Miami, but I don't even know how to submit offers, meaning, what form do I use ?

In Florida, most residential agents are accustomed to seeing the ""As Is" Residential Contract for Sale and Purchase"...aka "The FAR/BAR". Stick with something that listing agents have seen and understand. Going off and having someone craft a special contract for you can be problematic for you. Just use the FAR/Bar. Also, do yourself a favor and find a really good agent that's honed their craft and understands real estate investing. Have them make the offers for you. They know the process and how to complete the paperwork properly. I can't tell you the number of messes I have to try to help clean up constantly because investors read a couple of books from gurus who are great at selling courses, but have no real background in real estate. Also, when an investor tries to do it on their own and makes offers on properties that we're selling, I'm ebarrassed to say that we end up in a much better position than if they have a good agent. We write in all kinds of things into the contract that a good agent wouldn't allow. It ends up costing the investor a lot more than the need to, but I have a responsibilty as the seller to do the best I can for my investors. The vast majority of agents are not good. Make sure you get one that knows what they are doing and has experience with real estate investors. BTW...the seller pays the commissions.
