Renting my current home

We are currently building a new home we will move into later this year and I'm considering renting out our current home instead of selling it. We are not required to sell to purchase the new home and I have a 2.75% 30 year mortgage I refinanced to early last year. The house is 4 bedroom 3 bath in a good neighborhood and has about 30% equity.

What are the first things I should be doing and should the approach to renting this home be any different than if I purchased a single family home for the sole purpose of renting it out?
