First time financing options

Hello All,

I can't seem to find a good answer for this. What would be the best option to finance our first investment property? I've been told commercial loans are the best because of the rates. I've also been told I can use an investment property mortgage. I don't think i could handle the balloon payment of a commercial loan. And I can't put the house in a LLC.

I'm not sure If what I'm being told is accurate or not because it seems to be the opposite of what I've researched.
