Using FHA 203(k) for an auctioned property

Saw a property in my town going up for auction on XOME. The home has not been sold for over 140 days. 

I am currently looking for a property that allow me to buy deep and this property will allow me to do. The listing even provides some pictures of the interior. I went to check the siding, the roof, they all look good. And I even peek into the car garage which is in great shape. 

But since it will probably no meet the FHA requirement, so I cannot go with the normal FHA route. And upon research, I read about FHA 203(k) which help eligible buyer purchase fixer upper. May I ask has anyone use this loan before? What is your experience with it? Thanks.
