Is this a Bad deal? - Scared to land my first deal

I have some cold feet deciding if I should jump on this opportunity for my first rental property.

I found an off market deal in a C class neighborhood in Little Rock, AR. 

I have $10,000 to my name and that would be the downpayment.

Is this a bad idea? It looks like only cosmetic work is needed. Thank you!
