Newbie Wholesaler/investor help

Hoping to connect with seasoned wholesalers to avoid some rookie mistakes.

We just had a quick couple of questions— when you talk to an agent to get the property under contract— let’s say the agent calls you to tell you you got the deal— what exactly do you say to that agent to confirm next steps? Other than “great!” 

As a wholesaler, I know my next step is to find a buyer— but if I’m not disclosing that to the agent— what do I say?

What are they expecting me to say next as far as getting EMD, fees, and inspection in? I know my buyer will be taking care of these.

But I’m just so new to this process— I’d love to know what that call for the offer looks like and what to tell them my next steps are and what it will look like to get an addendum signed
