Financing Options for First Investment Property

Hey team, new to BiggerPockets, and my wife and I are looking to begin our property investment journey. Thanks for having us. Getting down to it, we have a primary residence purchased using a VA loan and have refinanced our way into a 2.675% interest rate. However, as mentioned before, we are looking to get an investment property, preferably a multi-family or multi-unit (2-4max), using the BRRRR method. With very little capital at our disposal at present, what are our options to fund this project? Note: We do have at least 50% (approx. 200k+) equity in our current home, so we thought about maybe getting a HELOC, but I figured we go to the experts and see if there are other options we can take advantage of and or what we should be considering as we make our decision. We are very new to all of this and any guidance would be greatly appreciated! Thanks again.
