Finding areas of highest appreciation

Hi all,

What are the best methods for determining how a particular area / neighborhood will appreciate, relative to others? Are there any resources available that specifically provide info on this (projections, estimates, etc.), or is it more something that needs to be figured out through multiple layers of research? Thanks!
