Dallas-Fort Worth Investing
Hello my name is Ashley and I am new to BP and real estate investing! I am looking to invest in the DFW area. Cash flow would be nice but I am mostly looking for neighborhoods where appreciation is on the rise. If anyone has any advice on neighborhoods to consider or an agent that they have worked with would greatly appreciate it. Thanks and excited to be starting on my investing journey!

@Ashley Dixon welcome! Dallas - Fort Worth is a very friendly market for real estate investors. If you have the ability to purchase your own primary home here you can really use some easy strategies to build your real estate empire. Some quick stats about Texas (and DFW):
1. Over the past 30 years, the populations of Texas has doubled.
2. 90% of that growth has happened within 50 miles of I-35.
3. We focus on homes that are below the median price point (in DFW that's $380k)
4. The best rentals are 3 bedroom 2 bath homes.
Just about every neighborhood will be a good investment here...just about every - so there are just a few that I would recommend to avoid Those would both be southeast Fort Worth and South Dallas. Now, I started out on $30,000 homes. So I'm kind of recommending to go against how I got started...but that's what I would recommend if it's possible for you to qualify for other neighborhoods. There are investors who do just fine in those neighborhoods but that's what I would recommend.
There's also several real estate investor groups that meet here locally. Would highly recommend meeting with some of them as soon as you can to learn what some local people are doing in the market.
