Building on the family farm

I am new to real estate and this site, but I am looking into building a 4 bedroom home on the family farm in east TN. It’s a beautiful property on Cherokee reservoir. I live out of state and I am trying get a grasp on what roughly utility costs would be monthly. I am pretty deep into running numbers but haven’t pinned this one down yet. Also has anyone else had success with a project like this?
