Starting to Wholesale

Hello everyone,

My husband and I are in the beginning of our real estate journey. We have 2 rental properties under our belt and are expanding our portfolio as quickly as we can. To supplement the rental cash flow, I am very interested in wholesaling properties as well. I’ve been educating myself on the process, and have been networking with other agents and investors in my area (Greater Philadelphia) to start building my buyers list. 

Does anyone have advice on how to more efficiently build a potential sellers list? I’ve been driving for dollars, looking on my county court website for probate and divorce records. And while I’ve had some success finding people to cold call, I want to make this process more efficient if possible. I appreciate any advice from seasoned wholesalers out there!!
