Need advice on starting out: Financing, How to present to a partner

Hello, 

I am wanting to start out in real estate investing regardless of the rate.  

I want a partner to help me with the downpayment so I can secure a home. How do you present this to a friend or family? Do I offer them a percentage of the home on the sale? How do I make it attractive to a possible partner? I do want to hold whatever home long-term and be able to use the home in the future to leverage future deals. 

Any help and advice will be much appreciated! Thanks, guys!
