Want to start off with buying a duplex or a triplex

Hello My name is Koob and I live in southern california, I want to move out to arizona, phoniex area, and want to purchase a duplex or a triplex to start off , and start renting them out. I want to live in 1 and rent the others. Im gonna relocate my job over there and wanting to start off with my investment, But this is my first time ever.
