Help to Analysis Possible Deal in North Carolina (owner owns free and clear)

What would be the best way to analyze this to find out if this is a good deal?

Multifamily: Bed 5 Bath 4 sq ft 2600 Year built 1912
Purchase price $275,000, ARV $300,000,Rehab $6,000,Closing costs:Buyer pays all,EMD $6000

Rents can be raised to 750-80
Unit 1:  A rented for 525 (1bed/1bath) , B rented for 745 (1bed/1bath),C rented for 800 (1bed/1bath)
Unit 2 : A rented for 725 (2bed/1bath)

Taxes and Insurance - 400 a month

currently no property manangement
