Just starting out, need guidance

Hi there! 

I'm just starting out in real estate investing. I have 1 single family home I rent out, and an ADU that I also rent out. I'd love to really turn this into a business and earn passive income, even if it's small. Is anyone who has some success doing this willing to hop on a call with me?
