Need help creating a plan

Posted

Hello BP forums! I was looking for advice on goal setting. I have a lot of ideas and directions I want to go with being a real estate investor starting out, but I'm having trouble creating a plan. I would like to leave my full time job in 5 years and these are my goals as of now:

Rental properties only (single/small multi family)

  • < $150,000 properties
  • < $15,000 rehab budget
  • Buy at least 2 properties each year
  • $150 cash flow per unit minimum
  • Tenants pay utilities

These are simple reference points that I'm putting in place and I can still keep an open mind to the possibilities. I'm just having trouble putting it all together in a cohesive plan that I can reference for years to come. Any help or tips? Also, I would enjoy chatting with anyone investing in the Southwest Michigan area. Any help would be great!
