Painting Contractor and Real Estate Investing

Hi everyone, hope everybody is having a successful 2023. I am a painting contractor scaling my business so that I can put down payments on Out-of State buy-and-hold investment properties. The margins are very good in the painting business and the cashflow is great. 

Is anybody in a similar position to myself whereby they are essentially running two businesses simultaneously? I don't want to be in a position where I'm overworked and underperforming running both. I'm not the 100 hour a week type.

What are people's thoughts on this? I hear all the time on BiggerPockets about the power of OPM.
