Painting Contractor and Real Estate Investing

Hi everyone, hope everybody is having a successful 2023. I am a painting contractor scaling my business so that I can put down payments on Out-of State buy-and-hold investment properties. The margins are very good in the painting business and the cashflow is great. 

Is anybody in a similar position to myself whereby they are essentially running two businesses simultaneously? I don't want to be in a position where I'm overworked and underperforming running both. I'm not the 100 hour a week type.

What are people's thoughts on this? I hear all the time on BiggerPockets about the power of OPM.

@Samuel Stuart- congrats on being in a space where you are considering the next steps in this space. I would consider if there are things you can hire out in both of the businesses that would make your time used in the most effective way and allow for rest. It can be easy to overwork yourself, however there are definitely many steps that you can take in order to mitigate taking on tasks that you can easily hire out when your time would be better used elsewhere.
