Rental requirements college area

It's been 2 months and I can't find any renters. Plenty of applicants (many are a no go) but a few that tried to move forward still don't meet them. Are they too strict?

Requirements: 3x the monthly rent to income (students may use a personal guarantor), minimum 600 cedit score (no credit score due to lack of use is also acceptable), no criminal or eviction history.
