I am looking for to BRRRR in either Texas or Georgia...or both
Hi there,
I am looking at different states to get started on rentals/BRRRR and am looking at the areas below. Unfortunately, my budget is small so I am looking for 2-3 properties for under 100k each preferably. I am already looking in FL, where I have PM, agent, contractor etc. there, but also into these areas:
Dallas, TX
Houston, TX
Lithonia, GA - but mainly any city that has potential - I am looking into GA because I am pre-approved there.
Potentially Austin, TX (or Buda, Georgetown, San Antonio and surroundings), IF I can find any deals
Questions:
- if you know these areas well, what are some zip codes I should look into? I don't want luxury (well, my budget) but don't want any war zones either.
- if you know a good (i.e. you have done business with and are pleased with their service) property management, RE agent, and contractor in the areas (except Austin, where I have connections), would you feel comfortable with sharing their contact info.?
Feel free to let me know if you don't think these areas are a good idea, just tell me why. :)

@Fe F., deals for under 100k in Lithonia, GA does not exist. With limited inventory and high demand from both retail buyers and investors, that magical 100k price point is long gone. Low 200s is a bit more realistic. FYI this is the case for most investment submarkets 25-35 mins out from Atlanta. As opposed to looking for 2-3 properties, is it possible to increase your budget and only focus on acquiring one deal first?
