New Investor in MD/PA

Hello BP community. I'm new to real estate investing and looking to get started. I have been listening to podcasts and watching videos to start learning how this all works and the BP community seams like a wealth of knowledge. I currently live in Frederick county Maryland and would like to buy my first income property in the general area I live in or south central PA as I am very close to that area as well and pretty familiar with it. As of now what seems to catch my eye would be LTR'S. I'm trying to put myself out there in order to meet like minded professionals who I can learn from. I have 15 years experience in HVAC trade and while that is a good career path I'm looking for a way to gain long term wealth, other streams of revenue and hopefully I can eventually quit the 9-5 to have more time to start enjoying things I really want to do in life. Any info, help or contacts would be greatly appreciated.
