Delay Real Estate Investing for Business

I am a student who graduates this spring and was wondering if I should delay my real estate investing as in about 3-4 years I plan to go out on my own and start my own financial advising firm. I am set to graduate with a major in financial planning and my plan was to open my own firm after 3-4 years with industry experience. Opening my own firm would have me start out on my own and grinding to make a living, as most advisor who go out on their own in the first 3 years barley make a living wage.

My question is should I wait until my firm is established to start investing? Or would the cash flow in my properties actually help me if all goes smooth (big if)? I was palnning to buy my first duplex with a FHA loan, live in the home for a year, then rent out the other unit and repeat this until I reached 3 rentals. All info is helpful!
