Wholesaling Opportunities in the Triad (Greensboro, High-Point, Winston-Salem)?

Hello,

I’m relatively new to Greensboro. I have been interested in investing in real estate for several years and finally decided to take the next step. My primary long-term goal is to build a rental portfolio, but I am also interested in flipping properties, particularly turnkey properties, to investors looking to buy rentals. However, I plan to start with wholesaling SFHs to build capital.

Does anyone have experience wholesaling in Greensboro or other areas in the Triad (i.e., Winston-Salem, High-Point)? What areas of the Triad have the potential for good deals? Has anyone successfully invested in High Point, or is it not the right market?

I’m looking for advice on particular neighborhoods to focus on. I am interested in C neighborhoods (i.e., working-class or lower-middle-class) with relatively low prices (under $200,000). I realize lower-income areas will have issues with crime, but I am looking for neighborhoods that aren’t complete war zones. Specifically neighborhoods that have the potential to gentrify over the next few years.

What about any additional markets within 1-2 hours of Greensboro that have potential? From what I’ve read, it seems like Charlotte is saturated with investors, and good deals may be hard to find. What about the smaller areas surrounding Charlotte? Are there any areas within 30 minutes of Charlotte (e.g., Gastonia) with lower prices that have potential but aren’t saturated with investors?

Any suggestion on specific areas would be greatly appreciated!

I am also looking to connect with active investors in these areas. I would like to learn more about what types of properties investors are looking for to be more focused on the types of deals I look for.
