Starting out and Planning: Advice on numbers and start ups

Good Morning! I'm currently just on the process of taking in as much information and knowledge that I can get before making "the leap" on my first investment. I am trying to understand what numbers I should watch out for when adding up my expenses (capex, vacancy, repairs and what goes under it, insurance, etc.) Also, I would like to get any advice on how I should approach my first property. If multifamily or single family would be a good start. Thank you in advance. Any extra knowledge will help.
