Does anyone have any insight on strategies investing in Las Vegas, Nevada?

I’m stumped. If you think it’s difficult in a landlord friendly state with low property tax, low insurance costs, no state income tax, no earthquakes, no tornadoes, no snow, no hurricanes, stucco siding and tile roofs, a very “young” property inventory, below average housing costs, and renters who make good money. 

I guess just count your blessings your not on either coast or in the Midwest?


Ps. I literally heard the funniest take last week on the famous quote about New York. (If you can make it there you can make it anywhere.). This was from an immigrant who came to Vegas alone at 16 and now had his own landscaping business. He said “this is Vegas, if you can’t make it here, you can’t make it anywhere…”
