Need help getting up this hill

I’m really using this year to get down in the dirt. I want to understand the good deals, the bad deals, and the one of a kind deals. I’m not asking for a mentor, but I do want someone I can tag along with to shadow and observe. I have no clue what I’m doing and I’m tired of wasting time pretending I’m making progress when I know deep down I’m not. Show me how to analyze with all the right numbers, what happens when a tenant is difficult, how to collect rent, what softwares to use, how to make an offer on a wholesale deal. I could go on for hours probably my point is. I need help getting up this hill and into my new career as a real estate investor.
