HELOC Question about Foreclosures (Pros & Cons)

Hello friends!

I'm getting a HELOC out on my first investment, and I've seen a few exit strategies here (thank you for those) I wanted to tag onto some of those and see what your thoughts are for buying foreclosure homes with a HELOC loan and then flipping them. What are the pros and cons of this idea?

I'm in the Lexington, KY area and have been keeping tabs on the master commissioner sales in town and around the town.
