What Are Different Ways Newbie Can Make Money In The Real Estate Investing Game

I am planning to purchase my 1st MF  out of NYC area, and possibly rent by the room possibly to international students / college students. This would be my entry in the world of 3-4 unit  multifamily rental property investing.

After I purchase my 1st property, I want to find ways I can make money from residential real estate or commercial real estate not requiring my own money since I do not have the money to invest, I do have some money saved to satisfy the bank requirement of having 6 months of mortgate in bank.

1) what are the different ways I can make money from home in the REI arena ?
2) how can i make money from MF commercial properties if I have no money to buy commercial multifamily buildings 
3) in what areas I can money in real estate where I am a lead generator in some specific areas investors need help with in generating leads
