Evictions - Waiver of Notice

Getting ready to rent out my first property (current residence). I believe that getting a nightmare tenent out of a property is difficult and time consuming in DC, but you can request that they sign a Waiver of Notice which speeds up to process for eviction. Has anyone use the Waive of Notice and understands how it speeds up the process? Does it take away the need to go to court
