How to find partners to scale real estate business and portfolio

Hello BP I've been involved in real estate investing for just over 2 years now I've done a wholesale deal and also attempted a flip which flopped. Now I'm in a position of looking to attract a partner to grow a real estate business and grow a portfolio of mainly Multi family properties and eventually into Commercial development down the line ( I'd also like to invest in some single family). I'm currently using prop stream to gather leads and using REIReply to market leads.  How can I market myself as a attractive option as a potential partner that can bring value into a partnership?
