Options for Starting Real Estate Investing?

Hi,

I am a college student graduating in 2023 and I am looking to go into an investing path out of college but I am unsure what to do? From what I have read and research I believe I would like to start with Rental Properties however I am not sure if I should go into LTR, MTR, or STR's. I am looking to try and grow my portfolio relatively quickly over the next few years and I have already connected with a few others who are willing to fund some of these endeavors alongside myself.

What are some things I should look into in each option and keep in mind when deciding? Any other resources you know of as well would be much appreciated.
