Commercial 2 year lease (help negotiating)

Hey guys! So I'm looking to get a commercial lease for a small business I have. There are a few things I'd like to negotiate/include in the leasing contract they sent me. I want to make sure I'm protecting myself as a tenant. Who is the professional that I need to get in touch with regarding this? Any recommendations/input is very appreciated.

In my experience, they won't make a lot of adjustments to the lease. Talk to them about any concerns and see how negotiable they are.
