Rent to Property RTP

John Shea
Posted

Hi folks when your RTP is at less then a .7 Billings is a .33 or so.  Does that mean my market is in a bubble?  I can not make anything here cash flow,  I know that not the most important as ROE.  But in my career I need my properties to cash flow.  Should I look at different markets with higher RTP?

On the spectrum of appreciation and cash flow, markets such as California are famous for appreciation but no cash flow and markets such as ( some parts of the midwest ), minimal appreciation if high cash flow.

America is so big and economically diverse that you will find a deal with whatever target you have in your mind.

Check Akron, Indiana, Cape Coral, etc.
