Questions a new investor should be asking a seasoned investor.

Hello BP community. I am a new investor looking to get my feet wet with my first rental property in the next couple months. I have a great privilege of speaking 1 on 1 with a seasoned investor who lives and invests in my area. I have done a great deal of home work educating myself in real estate investing. What are questions, beyond the standard “how to” questions, that I should be asking to ensure I get the most out of our discussion? Especially from some one investing in the very market I will be as well. Thank you in advance for your advice.
