Comps are at a mile away
Trying to get the ARV for a property I found on Redfin but the Closest comps is a little over a mile away. The comps were sold in the last 3 months. Are they good to use?

Is the area rural? I would use a realtor to pull closer comps, one mile works if that's the nearest sold property
