Newbie looking for a mentor

Hello BP Community,

I've been a college educator for the past 20 years and recently learned about real estate investing. Even though this was a new term for me, I have owned one small rental property in Southern California for almost 10 years. I am quite familiar with what being a landlord entails, but now I want to build wealth with the equity I already have. I have listened to many BP podcasts and read about RE investing, but at this point I am not sure how to actually start taking action towards my goals. I've been looking at listings, but I don't know where to start. I would like to find a mentor to guide me through the basic initial steps.  As a newbie, any advice, suggestions and/or recommendations are greatly appreciated. Thanks in advance for your time.
