Hello. I have a little experience w single family long term rentals, but I am just now in a position to start seriously looking for long term passive income through real estate. The cost for single family in OC is high. I am wondering where people are having luck. Buy local or partner out of state? STR, LTR, or BRRR. Any advice welso

It won't happen for you locally. Even three years ago it was hard to find cash flowing property in your market; now it's almost impossible. Start looking east in Landlord-friendly states with low purchase prices, strong rents, growing markets.
