Wholesale friendly title companies

I’ve got a 3 parter here, any insight is much appreciated.

Can anyone recommend reputable wholesale friendly Title Companies in the Charleston and surrounding areas or National WS friendly companies?

Also, newbie question… are you typically expected to provide earnest money as the wholesaler to the seller during your options period? Just a little fuzzy on what to expect.

Finally, does the title company provide the agreement contact or are the downloadable ones offered online acceptable?
