Renting by the room for newbies

Hi, Everyone

I am doing some research on renting by the room for my first rental property. If you are currently doing this please feel free to offer advice, tips, and tricks.  But I did have a question. 

If buying a single family 4 bed 2 bath home and the primary has a private bath, would it be okay for 3 tenets to share one bath, or what is a better way?
