Tri-Cities or Online Lending

I am new to the BP forums, but have followed for several years.  My wife and I are new to the Tri-cities area and are wanting to buy our second rental property.  We have great credit and 20% cash for down payment.  However, most of the lenders here are only willing to do 15 year loans that are not fixed.  For the numbers to work on most properties, it requires a 30 year fixed loan.  Which lenders are people using for 30 year fixed loans for single family and small multifamily investment properties?  We would prefer local, but also are open to larger nationwide lenders.  Thanks in advance.
