Buying land to build

How can someone find land without it being on MLS? Land sells quickly right now and can't compete.

 You can send out mailers to property owners, but your success rate may not be that high. Expect about 1% reply rate and it takes on average 5-7 letters to get someone to respond.

So I actually found a broker that does commercial but has residential lots for sale. Do all real estate agents have the same? The residential lots aren't on MLS because he said he does commercial.

You didn't say what type of land you are looking for. If it is small lots, just driving around you can find agents 
who have lots for sale on signs outside new developments. Even if these particular lots aren't the one's you are looking for, they likely will have or know about others. Also, connect with brokers to discuss their private listing. Brokers sometimes have private listings. In the commercial world this is more common.

    The problem I came across is that they won't share their private listing without signing with them.

    I'm looking for more than 5,000 square feet up to .50 to build a duplex.

    I drive around and identify empty lots to contact owners directly. It’s extremely labor intensive. I hand write each note to the owners. I have a very high (compared to normal standards) response rate and conversion rate because my cards specifically tell the seller who I am and reference their property. I don’t like the generic mailer idea as it will achieve the responses mentioned above.

     what price/area are you looking to spend on this?

    Well I already have a realtor. I'm just looking for off market listing.
