New Detroit Wholesaler looking for some guidance

Hello,

I am starting out and would love someone that is currently wholesaling in the area and I can pick your brain. 

I been getting some leads on distresses properties that need full rehab, but I am having trouble finding ARVs. What would you say is the best course of action to determine and ARV? I have checked Zillow, Propstream and Redfin, but no luck finding comps that match.
