How long do I need to wait to get a primary residence mortgage?

I just closed on my first house ever and it was an investment property. Wanted to ask you experts out there, is there a wait time to get a primary residence mortgage next? My apartment lease is up soon and I'd like to buy a house as well and do not plan to renew. I am operating on the mindset that I wouldn't need to wait as long as my DTI, credit score, and other financials are within the underwriting guidelines.

Any advice is well appreciated!

There is no required waiting time to purchase a primary. As you noted, so long as your DTI, credit score, and cash is enough to get approved, you are are good to go. Pre-approvals are typically good for 60-90 days do you can shop. Credit Reports usually expire in 90-120.
