Cold Calling/Texting - College Rentals

Hello everyone! A couple of partners and I just recently got pre-approved to buy a rental property in our old college town. As this radius is relatively small for possible properties, we have to do extra due diligence in terms of cold calling and texting to see if any property owners in the area are interested in selling. Does anyone have a great texting script they use to send to property owners that may be willing/interested in selling? I figured posting on bigger-pockets would yield some great ideas.
