Wholesale, flip or renovate and rent?

Ok, so I am rolling over my old 401K (from previous employer) into a self directed IRA and use it to begin my transition into fulltime REI. Its not much, around 30K.

I am very passionate about starting my REI career and I am taking the steps to get started. I'm in the final stages of creating my LLC and I'm currently preparing for marketing my new company.

As a beginner investor, which would be the best way to get started in REI?

Should I focus on Wholesaling? Renovate and flip or reno and rent?

I really want to transition to REI full-time within a couple of years but I'm just not sure which direction to go to get started.

I'm very open to the idea of partnering with an experienced investor for my first time.
