Finding a lender and/or partner.

Hi everyone, I'm coming here as a first time home buyer/investor. I was doing some work on a wholesale lead that was dead but when speaking to a realtor he told me about a  property he was looking to sell he doesn't have it on the market and isnt in any rush to sell but would sell it. It is a turn-key opportunity, How should i go about finding loans or partners, what are some pros and cons i should consider for both options? (One thing to note is i am willing to do property management duties but plan to budget for a property management fee)
