First time RE; OOS looking at long term in Atlanta

Hi Everybody, 

I'm absolutely new to real estate investing and considering OOS investment in Atlanta, GA (currently live in CA). 

I plan on long term buy and hold and was hoping to better understand what sorts of property types I should consider (and their pros/cons) as well as how to run the numbers (with focus on finding accurate income and cost values). 

I have many more questions and would love to chat with someone but I also want to provide back. 


I work as an Analyst and have good excel skills. Once I learn how to find accurate cost values I can help out and run numbers for you as well. I also have experience cold calling if that is helpful.
