I'm a property manager working for a company in the Chicago area. I have one Condo deconversion under my belt and we're closing on another deconversion in the next few weeks. Currently I oversee $50-Million worth of assets. 

My budget for this year was within 5% of NOI despite this crazy inflation, I've turned the building around from 40% occupancy to 92% occupancy in a matter of months. I over see the capital improvements and unit-level turns all while managing my tenants and vendors.

The itch to start my own portfolio and company is overwhelming. I have my brokers license, but won't be able to sit for a managing brokers license for another two-years. 

Does anyone have any recommendations on how to secure cash for commercial loans or even any recommendations on how to advertise my skills via sweat equity?
