50k saved, own a personal residence

As the title states, I have $50k saved and ready to invest and have a personal home with 3% interest rate loan. My market has a high cost of entry so my initial thought is finding a market with a lower cost to enter. I am looking for thoughts on initial investments with interest rates climbing.
