STR, MidTerm and LTR Investment

This is sort of a big ask but wondering if anyone could point me in the right direction. 

I'm selling my business and I'm transitioning to real estate investment. I plan to start with an STR then I'd like to purchase a quadplex and turn one of the apartments into a Midterm rental. I need to put together a business plan to show my silent partner (my husband) if it's viable and why it makes sense to take this path versus placing the proceeds of the sale into the stock market where it will pretty much guarantee an 8-10% ROI.

I got a business plan template it just seems daunting. Is this the best way to start this process or are there different approaches I could/should take?
